The Law requires certain individuals to have safety certificates according to their needs:
Landlord or Home Owners Gas Safety Certificates - CP12:
Landlords are required by Law to obtain a Gas Safety Certificate in order to ensure all gas appliances are safe for their tenants residing in their properties. Electrical Certificate / Periodic Inspection Report - PIR:

Energy Performance Certificates - EPC:
Energy Performance of Buildings Directive 2008 requires a Landlord to make availble an Energy Performance Certificate (EPC) to prospective Tenant, this is a must.
