Gas Safety (Installation and Use) Regulations 1994 (as amended), states that a Gas Safety Certificate CP12 is a legal requirement for ALL rented properties and MUST be carried out every 12 months, in order for ALL gas appliances to 'be safe'. PAT Test: This Test or certificate requires our Electrical engineers to test all plugged appliances in the property. If you are a Landlord this will ensure you are covered in an unlikely event should occur. This is highly recommended for all Landlords, especially those renting to Councils as this is a specific requirement for them. Energy Performance Certificates - EPC: Energy Performance of Buildings Directive 2008 requires a Landlord to make availble an Energy Performance Certificate (EPC) to prospective Tenant, this is a must.
